Houston Mold Remediation Cost by Scenario
Every home is different, but nearly every job we quote fits one of these four patterns:
- Small contained area (bathroom ceiling, closet wall, under-sink cabinet): roughly $1,500–$3,500. This covers containment of the work area, removal of the affected material, HEPA air scrubbing, antimicrobial treatment of surrounding surfaces, and haul-off. Even a “small” job carries real fixed costs — containment, equipment, and disposal don’t scale down to zero.
- One full room with drywall removal: roughly $3,000–$6,000. When mold has spread across a wall or ceiling, the affected drywall or insulation has to come out under negative-pressure containment, followed by treatment and air scrubbing until the space passes inspection.
- Mold in the HVAC system or ductwork: roughly $1,500–$2,000 per AC unit. This is its own discipline — the air handler, coil cabinet, drain pan, and ductwork all have to be addressed together or the system re-seeds the home with spores every time the blower runs. - Whole-home or multi-room remediation with HVAC involvement: $8,000–$15,000+. Usually the result of a long-running roof or plumbing leak, or a flooding event followed by slow drying. Scope is driven by a written protocol from an independent mold assessor (more on that below).

What Actually Drives the Price
Two jobs in identical rooms can be priced thousands of dollars apart for good reasons. The main drivers:
- How much material has to come out. Surface treatment is cheap; tearing out and bagging saturated drywall, insulation, or cabinetry is labor. This is the single biggest variable.
- Containment complexity. A closet is easy to seal. An open-concept living area or a two-story stairwell takes far more plastic, framing, and negative-air management.
- HVAC involvement. If spores are in the ductwork, remediating the rooms without the system is wasted money. This adds the per-unit HVAC scope above.
- The moisture source. Mold is a symptom. If the leak or humidity problem that caused it isn’t fixed — sometimes plumbing, sometimes roofing, sometimes water damage restoration work — the mold returns and the remediation money is wasted.
- Clearance requirements. Larger jobs end with independent post-remediation verification (a “clearance test”) before containment comes down. That’s a third-party cost, typically a few hundred dollars, paid to the assessor — not to us.
The Texas Licensing Rules That Protect You
Texas regulates mold work more tightly than most states, and it changes how honest pricing works. When the contamination in your home exceeds 25 contiguous square feet, Texas rules require a licensed mold assessment consultant to write the remediation protocol, and a separately licensed mold remediation contractor to perform the work. The assessor and the remediator are required to be independent of each other — the company that diagnoses the problem cannot be the company paid to fix it on licensed jobs.
That independence is your protection against scope inflation. It also means you should be skeptical of “free mold testing” offered by a company hoping to sell you remediation in the same visit: on any significant job, that arrangement isn’t just a conflict of interest, it’s not how the Texas system is designed to work.

Pricing Red Flags When Collecting Quotes
- The too-cheap quote. A “$500 whole-room mold removal” cannot include containment, HEPA equipment, proper removal, and disposal. It’s usually a spray-and-pray fogging job that leaves the contamination in place.
- Fogging or ozone as the primary service. Chemical treatment has a role after physical removal, never instead of it. If a company can’t describe what material they’re removing and how, keep shopping.
- A quote without a written scope. You should see, in writing, what areas are being contained, what’s being removed, what’s being treated, and what the price includes before anyone starts work.
- Panic pricing. “Black mold” is used as a scare term to justify emergency premiums. Mold species matter less than extent and moisture source; a legitimate contractor prices the work, not the fear.
- No moisture-source plan. If the quote doesn’t identify why the mold grew and what has to change, you’re buying a temporary result.
