Step One
System Inspection
Technicians inspect the full HVAC system to identify which components actually need cleaning. Every home is different, and we tailor the scope rather than applying a cookie-cutter process to every job.
Step Two
Vent & Register Cleaning
Supply vents and return registers are removed, cleaned, and decontaminated to eliminate the dust and debris that build up at every air opening in the home.
Step Three
Coil Cleaning
The evaporator coil is cleaned to restore airflow and efficiency. A dirty coil is one of the most common sources of musty odors, reduced cooling performance, and microbial growth in the system.
Step Four
Plenum Cleaning & Encapsulation
The supply and return plenums are cleaned thoroughly, then encapsulated with a protective coating. Because the plenums feed every duct in the home, sealing them locks in remaining particulate and helps prevent future mold and bacterial growth across the entire system.
Step Five
Mold Removal
Any visible mold inside the system is addressed through physical remediation followed by application of a chemical disinfectant. This removes contamination at the source rather than masking it.
Step Six
Returns Cleaning
The return ducts are cleaned to remove the accumulated dust, allergens, and debris that get pulled in from every room before the air ever reaches the air handler.

Protocol Review
Before any work begins, our technicians review the third-party mold assessment and remediation protocol to confirm the scope, affected materials, and required clearance criteria. Working to protocol protects the homeowner and ensures the job will pass post-remediation verification.
Step Two
Containment
The affected area is sealed off with poly barriers and negative air pressure to prevent cross-contamination of unaffected parts of the home. HVAC returns in the work area are sealed and adjacent rooms are protected.
Step Three
Chemical Application
A surfactant or antimicrobial is applied to suppress spores, knock down active growth, and reduce the amount of airborne contamination released during physical removal.
Step Four
Demolition
Porous materials that cannot be cleaned, such as drywall, insulation, baseboards, and affected framing surfaces, are removed and bagged inside the containment area.
Step Five
HEPA Vacuuming & Sanding
Remaining wood framing and structural surfaces are sanded to physically remove embedded mold and staining, followed by HEPA vacuuming to capture spores and fine particulate. Air scrubbers run throughout this stage, and dehumidifiers control moisture so conditions do not allow regrowth.
Step Six
Waste Disposal & Clearance
All contaminated materials are double-bagged and disposed of according to remediation standards. The area is left ready for third-party post-remediation verification before reconstruction begins.

Attic Inspection
Technicians perform a full attic assessment covering insulation condition, moisture intrusion, pest activity and droppings, ventilation, and visible contamination. This determines the scope of work and identifies any underlying issues, like roof leaks or inadequate ventilation, that need to be addressed before restoration.
Step Two
Debris & Contamination Removal
Dust, nesting material, rodent droppings, urine-soaked insulation, and other organic debris are removed using HEPA vacuuming and hand removal. This is done before any new material goes in to ensure contamination is not buried under fresh insulation.
Step Three
Insulation Removal
Compromised insulation is fully extracted when it has absorbed moisture, biological contamination, or pest debris. Material is bagged inside the attic and removed cleanly to avoid spreading particulate into the living space below.
Step Four
Sanitize & Stabilize
The attic deck, rafters, joists, and exposed framing are treated with an antimicrobial to neutralize remaining bacteria, mold spores, and odor sources left behind by pests or moisture. This step is what allows the attic to be a clean foundation for new insulation rather than a sealed-over problem.
Step Five
Insulation Installation
Fresh insulation is installed to the proper depth and coverage for Houston's climate, with attention to coverage across the entire attic floor, around can lights, and at the edges where settling and gaps are most common. Proper R-value here directly impacts energy bills and comfort year-round.
Step Six
Final Review & Air Quality Check
The attic is inspected after restoration to confirm coverage, cleanliness, and that all access points are properly sealed. Findings and before-and-after documentation are reviewed with the homeowner so the work and its impact on indoor air quality are clearly understood.
